Charleston is a popular place to relocate for many reasons. One of those reasons is it’s great geographical location. The city was originally built on a peninsula of land that divides the Ashley and Cooper Rivers. Now days, the metropolitan area sprawls across the three counties Charleston, Berkeley and Dorchester. In Charleston you can find a variety of terrain including tidal marshes, lakes, river, bays, coves and the Atlantic Ocean and its beaches.

One of the most popular reason people move to Charleston is because they want to live near the beach. If you want to live on the beach, Charleston features a wide variety of beaches depending on what you’re looking for. Folly Beach has a more laid back feel and is very popular with those who like to surf. There’s also Kiawah, Seabrook and Wild Dunes if you would prefer a private beach. Isle of Palms and Sullivan’s Island provide a convenient location, closer to the downtown scene, and with plenty of public access. Sullivan’s is one of the more historical beaches in Charleston and is a quaint place to live featuring mostly houses and only two or three condos.

Besides the great selection of beaches, many people choose to relocate to Charleston for a variety of other reasons. Charleston is a cosmopolitan city whose residents enjoy the rich history of the city. Today, historic downtown Charleston is a reflection of what life was like in the past, with 18th century storefronts and other well-preserved buildings.

People also choose to relocate to Charleston because it is a great place to raise a family. Those who are looking to buy a home can find a great selection of homes and neighborhoods to meet their families’ needs. Charleston features some of the best public school districts and private schools in the state. In addition to the great schools, Charleston has a lot of other kid-oriented places too, such as the SC Aquarium, beaches, and county park.

But Charleston isn’t just a place for growing families. The A-A-R-P named Charleston as one of the top five dream towns in the U.S. for retirees. If you look at Charleston’s demographics, you’ll find that there are a lot of retirees. But, most don’t choose to live in a neighborhood solely geared towards retirement. Since Charleston has such a mix of people anyway, they base their decision on which community they like the most. Or, they decide based on location. The neighborhood that best suits their lifestyle may have other retirees as well as younger and older families.

Currently, Columbia, South Carolina’s real estate market is offering a wide range of decent homes for sale. The average home price is $249,000. Single family homes, duplexes, recreation homes, elegant homes and palaces are among many choices available to the customers.

When you buy a home in Columbia, South Carolina, sure, you are going to look over the house as carefully and thoroughly as possible before making your offer to the seller. But the fact is, you are not an expert in the field. The real estate agents or realtor are. An experienced realtor or agent can show you every property available for sale in the Lake Murray area, Lexington area in Columbia, South Carolina.

Nevertheless, you have to ensure that you select a real estate agent who knows the Columbia in detail and has already previewed many of the homes available for sale in the region. Community knowledge is important because you are not just buying a house; you are buying a home in a local neighborhood in a specific community.

As a matter of fact, buying and selling real estate can be real complex and not to mention the biggest financial decision most people ever make. With so much at stake, working with a professional real estate agent can help you locate the right property at the right price, or negotiate the best deal possible if you are selling your home. Because the Columbia real estate industry is becoming more sophisticated and challenging every day, you need a professional who understands the industry and is positioned to keep you ahead of the game.

Referrals before making the final decision could also be of help. If a friend or family member had a good experience purchasing a house in the same area, you could always take their advice.

If you have decided to buy a real estate property or a home in Columbia, South Carolina, you have certainly made a right decision. All you need to do now is, select the right house which suits you the most.

With tons of history and modern development, South Carolina is a unique state. South Carolina real estate is also unique because prices are so low. If you are looking to live in a historic southern city with a ton or charm, Charleston may be your answer. Sitting on the South Carolina cost, the real estate market is primed for growth.

The Real Estate Market in Charleston, South Carolina

Charleston is located at roughly the mid point of the South Caroline coastline on the Atlantic Ocean and has a population of just under 100,000 people. A city with a lot of history, Charleston has an old south feel with all the amenities you would expect in a modern city.

The average Charleston home sells for about $180,000, a figure that more or less matches the national average. Home appreciation rates are a bit below national averages, but still a healthy 7.4 percent. More importantly, the appreciation rate may be primed to increase dramatically over the next few years. The reason for this is job growth.

Any real estate market is heavily influenced by job growth in the local economy. The more job growth, the more demand there will be for workers. As more people move into the area to fill that demand, the higher home prices will go. Currently, Charleston is experiencing strong job growth. More importantly, the growth rate is expected to be nearly four times as high as the national average for the next four years. This signifies the beginning of a strong real estate market for Charleston properties.

The City of Charleston is a pleasant place because of the coastline location. It also offers the basic amenities you would need living in any city. Schools meet or exceed most national averages with higher education being particularly strong. Health costs are about equal to the national average, but you will find nearly twice as many doctors in Charleston. If you are going to have a health problem, this is the place.

The climate in Charleston is fairly mild since it is located on the ocean. You can expect summer temperatures to top out in the low nineties, while winter temperatures can be in the forties. You are going to get rain about 30 percent of the time with 50 inches being the annual average.

All and all, Charleston is a good place to live and the real estate market looks stable with robust growth on the horizon.

Many people have dreams of someday owning South Carolina lake property. While many of them will, over time, go on to realize those dreams and to settle into a home that offers everything that they have been dreaming of and more, others will never take the time to really look into South Carolina lake property – simply because they don’t understand that their dreams can be achieved.

There are a number of communities that offer South Carolina lake property. There are communities that cater to the young: to younger couples with children who are just starting their lives as a family. There are communities too that focus on giving active adults – those who are fifty five and older – the opportunity to invest in South Carolina lake property, and to start their lives heading down a new course now that they are approaching retirement. And, of course, there are also opportunities to find South Carolina lake property for everyone else in between.

When you are looking for the opportunity to own South Carolina lake property that gives you access to a number of great golfing opportunities, keep in mind that there are a wide variety of options available to you near Myrtle Beach, planned communities with a variety of lakefront lots.

When you want to have the chance to own South Carolina lake property and you want to be able to take advantage of a short trip to the Atlantic Coast so that the kids or grandkids are able to spend time plying in the wake or building sandcastles, it’s all about looking at the options that are there.

In other words, whatever it is that you’ve been dreaming of – whether it’s tree lined streets and a strong sense of community, a chance to laugh, reflect and spend time fishing – it’s important to recognize that it’s out there. It’s also important to recognize that the future that you have so vividly imagined for yourself is within your reach. Once you have accepted that, and made a commitment to finding the South Carolina lakefront property that is right for you and your family – regardless of what stage of life you are in – it’s all a matter of getting out there and finding it.

Take the time and look into your options. Explore the wide variety of spots within South Carolina that offer the lakefront property that you are looking for. Go ahead, explore; take the time to visit those communities that interest you, request information and do your research. Today may not be the day that you buy South Carolina lake property, tomorrow may not be the day either. But all good things are worth waiting for – and South Carolina lake property is definitely a good thing.

Selling your South Carolina home without a real estate agent is a process that allows you, as the homeowner, to pocket thousands of dollars. This benefit does not come without a little bit of work attached. If you have never sold a home without a real estate agent, there may be some surprises along the way. You can avoid some of the most common surprises by taking some precautionary steps.

Having your home professionally inspected before putting it on the market will prevent surprises later on when a prospective buyer has his own inspector come look at your home. It is possible that the inspector will come back with some repairs that the home needs. Once these repairs are aware of the repairs that need to be made, it is then your decision to make the repairs. Be aware a homebuyer might negotiate a lower price based on repairs that need to be made. In some cases, a prospective buyer may choose not to purchase the home if the repairs are serious. Consider purchasing Seller’s Home Warranty after the inspection as been completed. This warranty provides insurance coverage for your home. In the event that your home incurs some kind of damage post-inspection and pre-sale, the insurance will cover the damages. Not only does the warranty protect you as the seller against damages, it also looks attractive to potential buyers. If a buyer is forced to make a decision between two homes, he/she is more likely to choose the home that has a warranty.

An escrow holder is another type of protection that can be used during the South Carolina for sale by owner process. The escrow holder is a third party that holds legal documents and payments on behalf of the seller and the buyer. The buyer and the seller must give instructions for the escrow holder to distribute the documents and payments. By using an escrow holder you are protected from receiving incorrect or deficient funds. Similarly, the buyer is protected from losing money on a home that is misrepresented. The escrow holder can be a trusted friend, neighbor, or attorney, and can be chosen by the buyer or the seller.

Those who have experienced the beauty of Spartanburg County recognize the rich landscape of the Blue Ridge Mountains. They look back fondly on memories of time spent at Lake Bowen. These lucky few recognize that The Cherokee Foothills Scenic Parkway allows them to drive through the landscape and take it all in. They know, too, that just because the area is so rich in natural beauty does not mean that they won’t have access to all of the modern conveniences that they would find in a city or in a larger town. The reality is that this beautiful country area is just a few hours from Charleston. The reality is that those who have spent time in Spartanburg County know that Asheville, North Carolina – a city long known for its artistic and cultural heritage – is less than an hour away: they know that great restaurants, art galleries, shopping and other experiences are just a short ride away. Those who have made the choice to make The Cottages at Turtle Creek their home have already discovered all that the area has to offer. They know that they are able to reach everything that they would like to experience without having to make a huge effort. They know that both the beauty of the natural world and the convenience of cities are within their reach. Choosing to live at The Cottages at Turtle Creek doesn’t mean limiting the options that are available to you. If anything, those who live at The Cottages at Turtle Creek find that they are in a unique position to enjoy all that surrounds them. Hiking, golf, biking, and horseback riding, boating and fishing: all of these activities are nearby, and getting out enjoying them is simply a matter of going out and doing it. All that you have to do is go out and take advantage of it – something that’s easy to do when you call The Cottages at Turtle Creek home.

Imagine living in a place where the word pleasant goes beyond the adjective’s meaning, instead it is used to name a suburban town in the Charleston county. With great certainty, Mount Pleasant is indeed a pleasant place to live in. The town was known to be the bedroom community of Charleston which provided living quarters for the people who worked in Charleston. The boom in Mount Pleasant SC real estate occurred between 1970 and 1990 when heavy development was implemented in the the tourism industry of Charleston. During this time, the prices of real estate properties of Mount Pleasant soared up, yet even with this price hike, the industry still remained to be a stable. Just like Charleston, Mount Pleasant provides modern living in a historic setting. It has the old world charm and modern age living mixture at its best.

Wonderful neighborhoods are abundant in Mount Pleasant and one of them is the Old Village. The neighborhood of the Old Village is perfect to bring up a family because it has several areas for recreation such a public park and a fishing area. It also provides a wide angle view of the Charleston Harbor. Its oak-lined streets are perfect for a stroll or a bike ride with the family. The neighborhood has several exquisite turn of age houses that is an added attraction to the place. Another neighborhood of interest is the I’On Village, which is a result of masterful planning of living elegance. The neighborhood boasts of a combination of natural beauty and modern amenities as it features sparkling lakes and creeks, as well as offices and fine eateries. Modern condominiums and town houses are aplenty in this neighborhood. Park West is one neighborhood that is one of the most sought after places to live in Mount Pleasant because of the scenic water views that residents can get. Living in Park West is very convenient as it has two elementary schools in its area. There are also shopping centers, business centers and parks where the residents and their guests convene to work, play, shop, and dine. It also has avenues for tennis, football, soccer, and swimming. An added bonus to the place is that it remains to be secluded and has a high value for privacy.

While browsing the housing market in Mount Pleasant, South Carolina, also take the time to check out mortgage options. There are a variety of routes available to mortgage your new home. You can take out a traditional mortgage, or you can also take out a specialty mortgage such as the interest-only mortgage. The ideal option is different for everyone, so seek the advice of your realtor and financial advisor before choosing a mortgage. When you are in the market to buy real estate the key is to plan ahead. You need to have a discussion with your realtor and make a list of the key ideas and needs you have in mind. Such things as neighborhood, schools, crime statistics, and number of bathrooms and bedrooms are important considerations.

After you have made a list of what is really important to you, you can start exploring the lovely homes on the market. You should really see a house in person if at all possible, but these days you can, if necessary, utilize helpful alternatives like walking through the property online and other such marvels of advanced technology. Exploring the many real estate properties in Mount Pleasant SC can be achieved without ever leaving home. One can virtually “walk” through houses. You can visit the indoor and outdoor spaces at your own leisure. You can even pose questions to the agent and/or owner via email. There is a great deal of information on properties available with just a few mouse clicks.

South Carolina is the new up and coming real estate secret. Prices have been steady here, in spite of a national dropping of realty sales and house prices. The Upstate is the fastest growing region in the state and positioned as it is, between Charlotte and Atlanta, its future development and growth prospects are said to be bright. The largest city in the Upstate is Greenville, a beautiful town to call your own, and awarded the ‘Great American Main Street Award’ in 2003. Greenville builders have been anticipating the growth curve and there are currently around 1500 brand new and sparkling homes for sale in this delightful town. The largest number for sale is in the price range spanning from $150,000 – $300.000.

The average price for a brand new home in the Greenville area is running at $300,000, although if you are interested there are several homes running all the way up to $2.2 million. The homes in the $300,000 price ranges will often have the luxury of finished exteriors in brick or stone and many of the builders will also build your custom design home for you. For golf fanatics you can even buy your new home on a golf course! There are over 50 golf courses here: one for every week (plus a short holiday!) The climate runs from 32 in January to 88 in July. There are also traditional homes, estate homes and patio homes for sale here in Greenville.
